WHAT IS THE COST OF TITLE INSURANCE?
Title insurance rates in Pennsylvania are regulated by the Pennsylvania
Insurance Commission on an all-inclusive rate basis-meaning the borrower
or purchaser of a home pays a fixed all-inclusive rate which is based
upon the sale price of the home or the amount of money being borrowed
(in a refinance transaction). The all-inclusive rate covers services
provided by the title insurance agency for the conduct of the title search,
preparation of all necessary documents prior to closing, including the
title report, attendance at closing, post-settlement recording and the
issuance of a title insurance policy to the lender and to the purchaser/borrower.
WHAT DOES IT COST ME?
Since Admiral is owned and managed by the attorneys associated with
the law firm of Brown, Kerdock & Lynch, P.C., the attorneys cannot
and do not charge for any services provided by the title insurance agency.
In other words, a purchaser using the joint services of Brown, Kerdock
& Lynch, P.C. and Admiral Search & Abstract Corporation realize
the benefits of having an attorney attend closing without paying the attorney
a real estate closing fee.
